Build to Rent
Build to Rent schemes are a relatively new type of housing development. They are purpose built and intended only to be rented out, not sold. They are often flats in blocks but can also be houses. They are usually large developments with at least 100 plus properties.
While the properties in the developments are self-contained they usually include communal facilities such as shared work spaces, a lounge or gym. These facilities are aimed at creating a better place to live and a sense of community.
As part of the planning process some of the properties may be specifically for affordable rent. If this is the case in Mole Valley they will be advertised on the Homechoice website and available to people on the Housing Register to bid on.
Build to Rent properties are different from other rented affordable housing. The Landlord does not need to be a ‘Registered Provider’ (sometimes called a Housing Association). They can be a private company for example. Tenancies offered within Build to Rent developments will be Assured Shorthold. There is an expectation that they will be offered for a longer period than ‘usual’ Assured Shorthold tenancies.
Rent levels for affordable housing within Build to Rent developments in Mole Valley will be at least 20% below the Market Rent level and will include service charges. You should check the rent level for any property that you are interested in on the advert.
If you are interested in renting one of the properties privately you should contact the Build to Rent operator directly and be aware that a private Market Rent will be charged for properties secured in this way.
